Most current tools perform arithmetic using values supplied by the user. They do not automatically apply state or local legal rules.
Formula sources
Prorated rent, percentage change, weighted allocation, totals, and date addition use standard arithmetic described on each calculator page. Affordability percentages are adjustable budgeting assumptions rather than eligibility or underwriting rules.
Legal-source standard
Future state-aware features will require a primary official source, effective date, exceptions, reviewer, and last-reviewed date. A rule that cannot be modeled accurately will be presented as unavailable rather than reduced to an unsupported green or red result.
Current boundary
The late-fee, rent-increase, deposit-date, wear-and-tear, and lease-break tools provide calculations or organizational guidance only. They do not determine legality, enforceability, liability, or rights.
