Application-stage spending is easy to underestimate because it can repeat twice: once for every adult on the application, and again for every property the household applies to. Before totaling anything, separate charges that repeat from charges that do not.
Charges that may repeat per adult
Application and screening charges are commonly billed separately for each adult applicant rather than once per household. Administration charges and holding payments are typically tied to one specific property rather than to one specific adult, so they repeat once for every property you apply to rather than once for every applicant. If a household applies to three properties, expect an administration charge and a holding payment to appear up to three times, not once.
Holding payments and entered refundable portions
A holding payment is commonly used to reserve a unit while an application or move-in date is finalized. Whether it is refunded, credited toward rent or a deposit, or kept depends on the property's written terms; first-party application-platform guidance describes both practices occurring, sometimes at the same property depending on the outcome. Enter only the portion the property has actually described as refundable or creditable, not the full holding amount, and do not assume a national default.
