A shared monthly basis
Normalized cost helps compare different offers.
Normalized monthly cost spreads net base rent, recurring extras, and entered nonrefundable upfront costs across the lease term. It is a math comparison, not a claim that one apartment is better.
Ongoing monthly obligation remains visible because the amount due in a typical month can differ from an averaged promotional cost.
Cash is not always cost
Refundable deposits stay separate.
Security and refundable pet deposits can increase the cash needed before move-in, but they are not treated as nonrefundable lease costs. The worksheet reports them as refundable cash tied up.
Rent due at move-in is also a timing field. It is included in upfront cash but not added again to lease cost.
The upfront cash total is for planning, not a claim that every amount is due on one date. Application fees may precede approval, while moving expenses may occur before or after lease signing.
Different lease terms
Compare rates without hiding the time period.
When terms differ, the worksheet compares normalized monthly and 12-month normalized amounts. The latter is a comparison scale, not a prediction of a 12-month offer. It still shows each actual term total, but it omits full-term dollar differences because those totals cover different numbers of months.

How the worksheet calculates lease cost
Normalized monthly cost = (net base rent + recurring extras over the term + nonrefundable upfront costs) / lease months.
- All rent, concessions, fees, utilities, and cash requirements come from the values you enter; the calculator does not retrieve listings or local estimates.
- Refundable deposits are shown as cash tied up and included in upfront cash, but they are excluded from nonrefundable lease cost.
- When lease terms differ, normalized monthly and annualized figures remain comparable, while full-term dollar differences are intentionally omitted.

Comparison examples
Lower rent with higher monthly extras
A $2,200 apartment with $350 in required monthly extras can cost more each month than a $2,350 apartment with $100 in extras.
One free month
On a 12-month lease at $2,400, one full free month reduces net base rent by $2,400 before other recurring and upfront costs are added.
Large refundable deposit
A security deposit increases upfront cash and cash tied up, but it is not counted as a nonrefundable lease cost.
Different lease terms
A 12-month and 15-month offer can be compared by normalized monthly cost and annualized cost, but their full-term totals cover different periods.
Reduced-rent period
Three months at $1,800 instead of $2,200 create a $1,200 concession that is shared with the Effective Rent calculation method.
Move-in rent is timing, not an extra cost
Rent explicitly due at move-in is included in upfront cash, but it is not added a second time to total lease cost.

How do I compare apartments with different lease terms?
Use normalized monthly and annualized costs for the shared comparison. Full-term totals cover different periods, so this calculator does not present a full-term dollar difference when terms differ.
Are security deposits included in apartment cost?
Refundable security and pet deposits are excluded from nonrefundable lease cost. They are shown separately as cash tied up and included in upfront cash planning.
Does the lowest normalized cost mean an apartment is best?
No. The calculator identifies exact numeric leaders for specific metrics only. It does not evaluate condition, location, commute, lease quality, amenities, or personal preferences.
How are free months and rent credits handled?
Full free months, one stated dollar credit, and one reduced-rent period reduce gross base rent before recurring extras and nonrefundable upfront costs are added.
Why is rent due at move-in not added to lease cost?
It is already part of base rent over the lease term. The move-in field measures cash timing and is included only in the upfront cash planning total to avoid double counting.
Does this calculator store apartment information?
No. The comparison runs in your browser and is kept only in the current page's memory. There are no accounts, saved comparisons, URL state, or exports.
