Check your lease

Your lease determines which calculation method applies.

Look for clauses about “proration,” “daily rent,” “30-day month,” or “first month's rent.” This calculator compares the arithmetic; it does not decide which method your lease requires.

How the math works

Prorated rent = monthly rent / days used by the method x occupied days.

  • The first occupied day is included.
  • The calculator compares math methods; it does not decide which method your lease requires.
  • Concessions, utilities, and one-time charges are excluded.

Why the methods differ

Leases may define a month differently. Some divide rent by the actual days in the calendar month; others use a fixed 30-day month.

The method can change your first month's rent even when the rent and move-in date stay the same.

Worked example

Twelve days of a $2,400 month

The 30-day method produces $960. The 31-day method produces about $929.03.

Why the method matters

A shorter divisor creates a higher daily rate. Your lease should identify the applicable method.

Prorated rent questions

Is prorated rent based on 30 or 31 days?

It depends on the lease and applicable rules. This tool shows both methods plus the actual number of days in the selected month.

Do weekends count toward prorated rent?

Calendar-day calculations normally include weekends. Confirm the wording in your lease before relying on a result.

Can prorated rent include utilities?

Sometimes utilities or recurring fees are prorated separately. This calculator estimates base rent only.
